Property Tower Baku rises on Heydar Aliyev Avenue as one of Azerbaijan’s most distinctive high-rise buildings, defined by its 90-degree twisting glass façade. Metal Yapı contributed to the project through advanced façade engineering solutions developed specifically for the tower’s rotating geometry and seismic performance requirements. Each floor rotates 2.6° relative to the one below, resulting in a cumulative 90° twist over 33 floors. The façade consists entirely of specially engineered glass panels, inclined up to ±20° inwards and outwards to reinforce the tower’s dynamic architectural expression. A key innovation of the project is the application of cold-bent glass technology, where flat glass panels were elastically deflected up to 70 mm at the corners and fixed into custom-designed frames without compromising structural integrity or optical quality. The façade and primary structure were developed as a hybrid system designed to withstand seismic forces equivalent to magnitude 9 earthquakes, supported by rigorous mock-up testing in compliance with international standards. High-precision engineering, custom detailing, and advanced sealing solutions ensured long-term performance under complex geometric and environmental conditions. Property Tower Baku stands as a landmark example of how bold architectural vision and advanced façade engineering converge bearing the signature of Metal Yapı on Baku’s skyline.
